Our model is simple, yet sophisticated. We locate properties in very desirable locations that need work to bring the value up to the surrounding neighborhood. We have teams of professional contractors with years of experience and they are incentivized to perform top quality work and to finish on time and on budget. We have buyers ready to purchase our properties the moment they are ready for habitation. For the properties we intend to keep for long term cash flow, we have a pipeline of qualified tenants, and rent to own buyers.
How We Find the Right Properties
Over the years, we have developed a host of methods for locating the best opportunities in the nation. Our unique software systems identify the best auction opportunities as well as the best regions in the country where properties are going to yield the best investment opportunities. We also have developed strong personal relationships with asset managers in local neighborhood banks. We are notified of new REO's long before anyone else. They understand that we are cash buyers and can help them to move their inventory with very little hassle. We are their problem solvers. We have also developed a very solid network of professional real estate wholesalers who are constantly on the lookout for properties that meet our very specific criteria.
Marketing for properties is equally important to finding real estate that meets our criteria. We have billboards, websites, and ads in various mediums through out our buying areas. We have optimized our sites to help motivated sellers find us and we have systems in place to capture their information for immediate follow up as well as continued follow up if they aren't quite motivated enough at first.

We have our own staging group that makes every property appeal to a wide range of buyers while assuring us top dollar for our investors. We have seen the good the bad and the ugly and we are happy to say that we have ended up with the best.
Our contractors are licensed and insured. Before any walls are closed or finish work is started, all work is thoroughly inspected by one of the principals of our company. We NEVER release draw payments until we have signed off that the work was completed to our satisfaction. We have penalties in place for work that takes longer than initially promised in writing. We also offer our contractors bonuses for work completed on time and under budget. This keeps them highly motivated and incentivized to perform at the highest level.
We have worked our attorneys for years to make sure that all our contracts are ironclad and protect us and our investor partners.
